Rate / APR Assumptions
Interest Rates and APRs assume a purchase money transaction, owner occupancy, 720 FICO and 80% LTV for Conventional, LIBOR ARM and Jumbo Loans; 96.5% LTV for FHA and 100% LTV for VA Loan. APR calculation is based on a $200,000 loan amount ($480,000 loan amount for Jumbo loan). Estimated prepaid finance charges include origination, administration, tax service, flood determination and verification fees as well as estimated title closing and courier charges. FHA Loan includes additional prepaid finance charges for up-front mortgage insurance premium and 2 months mortgage insurance reserves. VA Loan includes the VA Funding Fee as an additional prepaid finance charge. Interest rate and APR offered to consumer loan applicants may vary from rates shown above based on loan program, down payment, credit score and loan terms, including additional points and fees. The estimated monthly payment covers principal and interest only and does not include amounts for homeowner’s insurance, mortgage insurance, or property taxes. The consumer’s actual monthly payment will be greater.
Special Note for ARM Loans
The interest rate and payments may change after consummation. After an initial fixed-rate period, the consumer’s interest rate may increase or decrease with changes to the Index according to the specific terms of the ARM agreement. A change in the interest rate can increase or decrease the monthly mortgage payment.
